Amendment voting results

These are the results of the voting that occurred at the end of 2020 regarding proposed amendments to our governing documents. The threshold for any amendment to pass is for the owners of a simple majority of the lots to agree. Since there are 131 lots in our neighborhood, that means the threshold for passage is 66 votes. 67 homeowners voted on this website, and an additional 20 homeowners submitted unique ballots by mail. One homeowner, who had previously voted online, submitted a duplicate ballot by mail; this was not counted. Another homeowner, who had previously voted online, submitted a correction by mail on votes for amendments 1 and 6; the vote totals were updated to reflect that. Since votes were received from 87 lots, an amendment required the support of 77% of voters in order to pass.

Amendments 1,2,3,4 and 11 passed, with amendments 1-4 passing by two votes each. This means that our neighborhood has approved changing our governing documents to allow satellite dishes (or at least to remove the  unenforceable prohibition of them), sheds, and metal and vinyl fences, to prohibit short-term rentals, and to allow proposal of additional amendments at any time. Amendments 2 and 3 allow sheds and ornamental metal and vinyl fences only after the design is approved by the board of directors. The board will develop these approval processes. Amendment 2 contained an additional question regarding the maximum size of sheds to be allowed. Since a vote for a maximum of 10x10 or 8x8 implies allowing 6x6 sheds as well, a majority of our homeowners favor allowing sheds up to 6 feet x 6 feet but not larger than that.

Amendments 6-8, 10 and 12 received support from a majority of voters, but they did not receive enough affirmative votes to surpass the threshold required for enactment. Still, this is useful information in gauging the likely opinion of the neighborhood regarding compliance, waste container storage, RVs and boats, standards for changes and the number of trustees.

Amendments 5 and 9, regarding having the board approve changes to paint colors, siding and roofing, and allowing political signs before an election, were opposed by a majority of voters. Regarding amendment 9 about signs, several comments were added by those who oppose political signs to say that they are in favor of letting other signs be placed in yards temporarily, especially celebratory and contractor signs. This is an indication that the neighborhood wishes to disallow only political signs here. Regarding amendment 5, it's clear that our neighborhood rather strongly opposes additional controls on the exterior appearance of houses.
